Building Management Plan

Waikato Hospital: Hamilton

Value: $18m over 10 years

Client: Waikato District Health Board

The Project

Waikato DHB serves a population of more than 425,000 and covers more than 21,000km2.

Perficio were on an ongoing Project Management contract (successfully renewed annually) with the Waikato District Health Board.

The scope included projects ranging from new and refurbishments to patient areas, building services & infrastructure upgrades, new roofs, internal and external building upgrades.  The total number of individual projects to date is 150+.

Perficio has provided a project management structure enabling projects to be programmed, budgeted and co-ordinated within a live hospital environment.  We have obtained a thorough understanding of the organisation, stakeholders, requirements and hospital pressures. Our role has been both as Project Director and Project Manager.

Examples projects: theatre upgrades, major roof works above expensive radiotherapy machines, nurse call upgrades, major plant room upgrades and refurbishment in the mental health facility (Henry Bennett).   One notable project was the refurbishment of 90 patient bathrooms within 10 months.

Solutions and Outcomes

Managing a programme of works within a strict financial year period and operational site is complex and requires good programming and sequencing.  We have managed the budget well and projects have provided good results all round.

This programme of works has been the backbone to the infrastructure of the hospital campus and ensures all departments are kept up to a high standard, compliant and maintained.  For a programme of work that included the full upgrade of 90 patient bathrooms within the main 3 ward buildings at the time, Perficio implemented an efficient procurement and programme to ensure they were:

– completed on time

– minimal disruption (especially in live wards)

– costs kept under control

– high quality

Within patient ward environments, the closure of a patient bathroom can create major issues and therefore a slick programme and management regime was important.

The key to success for these projects was a plan in advance strategy which meant hitting the scoping and procurement early.  By prioritising and de-risking, project were kept at a manageable pace.
